On January 29, 2026, at the Four Seasons George V Hotel in Paris, INSITU’s founder and CEO, Pascal Fenasse, officially launched the premium project WORK PALACE.

Founded in 1997 in Toulouse by Pascal Fenasse, INSITU has established itself as a leader in high and very high-end managed offices. The group operates through three areas of expertise: INSITU Work & Space, INSITU Work & Design, and INSITU Work & Food, and now launches Work Palace.

Located at 288 Boulevard Saint-Germain in Paris’ 7th arrondissement, Work Palace is inspired by luxury hospitality and iconic Parisian palaces. “Work Palace creates a seamless, intuitive, and refined work experience,” explains Pascal Fenasse.

The Rive Saint-Germain building, built in 1866 by Henri Blondel, will undergo a full renovation by Generali Real Estate, with focus on heritage preservation and environmental performance. Work Palace targets certifications BREEAM Excellent, WELL Silver, WiredScore Gold, and Circolab Level 1, with a 48% reduction in CO₂ emissions.

Spanning 3,000 m² with 236 workstations, Work Palace offers luxury services: personalized reception, Clefs d’Or concierge, gourmet dining, wellness areas, and state-of-the-art technology.

INSITU aims to reach 100,000 m² of managed offices by 2027, with estimated revenue of €50 million. The model focuses on flexibility and integrated services, reducing the risks of traditional leases.

Work Palace opens on October 15, 2026, alongside the launch of Cercle 288, a private club limited to 150 members.
